Your Rent & Other Expenses

You provide the SDA provider with a 'reasonable rent contribution,' covering your portion of the home rental expenses.

You provide the SDA provider with a 'reasonable rent contribution,' covering your portion of the home rental expenses. The maximum amount the provider can charge you is determined by:

  • 25% of the Disability Support Pension (including Pension Supplement)
  • The total Commonwealth Rent Assistance

For further details, visit the NDIS website here: https://www.ndis.gov.au/providers/housing-and-living-supports-and-services/specialist-disability-accommodation/sda-pricing-and-payments

The total rental contribution is calculated and must be paid by the participant directly to their SDA provider, using a payment method agreed upon when signing the rental agreement. Besides the rental contribution, the participant is also responsible for covering general living expenses like utilities.

Other Expenses

You are responsible for covering the usage fees for gas, electricity, water, internet and additional utilities. If you are sharing with others, the usage bills will be split between all residents so you will only pay a portion of the invoices.

Your SIL Provider may cover some of the utility costs and/or garden maintenance costs. This arrangement will depend on who your SIL provider is and the type of house you are moving into. Conversations will be arranged prior to the signing of formal agreements so you know which expenses you will be responsible for.

If you do not have a SIL Provider, for example your support team is made up of individual support workers who you pay separately, then all these expenses will become your responsibility as a tenant.

The SDA Provider handles other utility expenses such as installation costs, as well as any council rates or taxes.

In case you receive a high usage bill due to a fault, your provider is obligated to cover the additional amount.
