The responsibility of maintenance and repairs for SDA properties is very similar to any other tenancies.

The SDA tenant is expected to look after their home by keeping it clean and tidy and gardens watered and pruned.

SDA providers are responsible for maintaining and repairing the property to ensure it is safe and habitable for tenants. This includes both urgent and non-urgent repairs.

SDA tenants have the right to live in quality housing that is well-maintained and repaired. They should report any maintenance issues to their provider promptly.

In the NDIS housing system, initial rental leases are generally set for a period of 12 to 24 months. This timeframe serves as a foundational phase, allowing both tenants and providers to ensure the living arrangement meets the individual's needs effectively. However, the intention behind these leases goes beyond the temporary, aiming to establish stable residences for the participants. Supported Independent Living (SIL) focuses on providing the necessary support for individuals to manage daily tasks and live independently. Specialist Disability Accommodation (SDA) on the other hand, is concerned with the physical living environment. It provides funding for housing that is specially designed for individuals with significant functional impairments or complex support needs. SDA aims to create safe and accessible homes that cater to the specific requirements of its residents, enabling them to live in a space that supports their independence and well-being.
